Things to Consider When Undertaking Plumbing Repairs –Each unit has its own water shut-off valve and one unit in each building has the water meter and the main water shut-off valves for that building. All of the original water shut-off valves at MHOOSA are the red and white ones that have a reputation for failing either in the off or in the on position. This means that when one attempts to turn off the water with a red and white valve it might not work, or when one succeeds in turning the water off, the valve might not work to turn the water back on. MHOOSA is replacing the red and white main water shut-off valves at the time the meters are replaced. At that time, individual owners in that building will have an opportunity to replace the red and white shut-off valves in their unit at their expense. In the meantime, some precautions when you undertake plumbing repairs are prudent.
If it is necessary to replace a red and white valve in a unit, the water to the whole building must be turned off. And, if the red and white main water shut-off valve also fails, the city must come out and turn off water to the building at the street. If the red and white valve in your unit fails, you will be inconvenienced. If the main water shut-off valve will not turn back on, the entire building will have no water. If this happens after hours, on a weekend or holiday it can be a very long time until we can get 1) the City Water Department to come out, dig a hole and turn the water off at the street, 2) get a plumber to secure the right valve and come out and replace the valve and 3) get the water department to come back out and turn on the water at the street.
Please inform the managers when you are planning plumbing repairs. The association makes every attempt to provide advanced notice when it is necessary to turn off water to a building. Homeowners with the master water shut-off valves in their unit have been told that they are not to turn off water to the building. It is best not to undertake plumbing repairs in the evening or on a weekend or holiday. If you get into trouble, plumbers charge double their usual rate for the trip call plus double the rate for any necessary repairs.
Purchase of Land for Garages – The 16 homeowners who had expressed an interest in purchasing a garage were contacted again with the new price estimates. One homeowner indicated continued interest, one person indicated possible interest. The project was dropped for lack of interest.
Insurance – The premium for MHOOSA’s 2009 State Farm Condominium Policy is $31,804.96 which MHOOSA pays from association dues. State Farm will prepare and mail the individual certificates to the homeowners.
In addition to the Association blanket insurance policy, homeowners should have a homeowner’s (HO-6) insurance policy. Owners should confirm that their HO-6 personal property policy will cover the $4,000 deductible of the Association policy.
Occupant Changes – Welcome to Wally and Pat Milbrandt who have moved back to their townhouse at 636 3rd Avenue SE.

Some Winter Things Plowing, the Way It Works – Driving lanes are plowed before 7:00 AM during excessive snowfall periods. This is not a definitive clearing. You do not have to move your car for this. Parking areas and garage approaches are then cleared with a bobcat that can get up closer to garages and tight areas. Homeowners will be asked to move their vehicles when we clear the parking areas.
Garbage Cans and Recycling Bins – Please take them in after they are emptied on Tuesday, the usual collection day. They are in the way of snow clearing efforts.
Issues of Safety and Homeowner Responsibility Working Smoke Alarms –The city of Minneapolis requires smoke alarms in all sleeping rooms.
Exits –As a safety measure, all sleeping rooms must have two exits. People need to be able to leave through a window or a balcony door plus the front or patio door. If you have any questions, contact our fire department.
Rental Units –The City of Minneapolis requires all rental units to be licensed. |
