Projects Underway Painting and Staining This summer MHOOSA is painting and staining 700-706 and 712-722 3rd Avenue SE and garages 10-14.
Roofing To date, MHOOSA has reroofed 29 of our 60 units with Timberline 30 year shingles. The shingles on the remaining 31 roofs are CertainTeed Organic Shingles, a product now known to be subject to premature failure. A class action lawsuit is in progress. While the CertainTeed shingles on some of our buildings look as though they will last the number of years expected, the roofing inspection on June 29th showed that the CertainTeed shingles on some of our buildings were deteriorating at an accelerated rate making reroofing a priority.
The Board has approved reroofing 728-730 3rd Avenue SE and 634-636 3rd Avenue SE this summer. Snedeker Construction will begin reroofing 728-730 Monday, July 19th, with 634-636 to follow.
Reroofing in the heat of the summer requires special considerations relative to the work day. Roofers will be present at 7:00 AM to get set up and will begin the noise-making operations at 7:30 AM. The early start is necessary so that the roofers can work in the cooler times of the day, get in the hours necessary to get the job done and get off the roof when it gets extremely hot.
Fence and Gate Installation The fence and gate to be installed across the sidewalk between the garages of 716 and 714 has been ordered and will be installed as soon as it arrives. Estimated date of arrival and installation is July 26th.
Hoses and Mowing The grass is mowed on Friday or on Monday if it rains on Friday. For reasons of safety, please pick up hoses after watering. Also, please stop watering by noon on mowing days so that the grass can dry and have the hoses off the grassy areas.
Air Conditioner Efficiency An air conditioner repair person wanted to pass the word that your air conditioning unit will work more efficiently and last longer if you clean the outside of the unit by spraying it with a hose or gently vacuuming it with a soft brush.
